Buying new construction: what to negotiate with builders

A new home isn’t a fixed-price product. With the right approach — and your own representation — there’s real room to negotiate.

Clark County’s growth — especially in Ridgefield and the newer Camas enclaves — means a steady supply of custom and semi-custom new construction. Buyers often assume the sticker price is final. It rarely is.

Where the room usually is

  • Upgrades and finishes credited into the base price
  • Closing-cost contributions and rate buydowns
  • Landscaping, fencing, and finish-out of unfinished spaces
  • Warranty terms and a clear punch-list process

The builder’s agent represents the builder. On a purchase this size, you deserve someone representing you.

Bring your own representation early

Engage an advisor before you register at the sales office — it protects your ability to be represented and often pays for itself many times over in credits and terms.
